Hi everyone a long shot i know but does anybody have any info re property purchase in the Dam.For many years i have wanted to buy a apartment there but unfortunatley did not have the money.However i may be in a position to buy in a few months all being well. i would intend renting the apartment to like minded people!!!!. indeed i would have to as i would have a large mortgage to pay. i dont think rental would be a problem as there is a distinct lack of smoker friendly accomodation.
My questions are what are the extras re tax utilities etc and how hard is it to obtain finance at the moment , i dont think it will be easy
Has anybody bought or do you know where i should be looking i have no probs finding properties for sale its just the nitty gritty i dont know about.Like i said a long shot i know but any advice would be gratefully recieved

One word of advice: if you rent this place out like a normal apartment (contracts of 6 months, 1 year, etc) be careful as tenants have enormous rights here. So if one of them wants to, they can often stay for years and years and you have no way to get them out.
Also, the amount you can charge for rent is regulated based on a points system. If you charge too much your tenants can go to a gov agency who will check the apartment compared to the rent and if its too high you have to refund past months!

I think it's 20% you pay on top of the buying price. Mortgages are obtainable if you have a good finance record and can show you're able to afford it. But they're expecting you to have up to 35% as a deposit. When bought, if you rent it through a Markelaars I think you can avoid the rent reduction based on points. But don't quote me on that.

thanks everyone so far . I do know where to look re sourcing the properties and i would be letting it out short term to the holiday/smoker market which would avoid the rent limit.2o% on top of the purchase price is a lot though i was thinking around 12% will have to get info on that as it would obviuosly impact the budget.
I know tenants have loads of rights over there so i would avoid the long term market.I am looking at this as a long term investment 15 years plus until i do anything with it re selling or keeping.A report out today says the netherlands has experienced drops of 10% in the last year is that what people find?or are desirable areas still the same .Lots of research to be done yet i feel and the 35%deposit is not good again was working on 30%.Thanks again everyone .Great forum this, friendly people and a distinct lack of dickheads .....must be the smoke! cheers

Absolutley Sean.Just to let you know i have done some digging and found all the info i need on this website www.mydutchcastle.nl Cheesy name i know.Extra costs are around 8% which is good main problem would be he mortgage.i have emailed them for advice and if anybody is interested i will post the info when recieved.cheers Simon
